Westside/ Neighborhood Guide

Westside is a unique collection of neighborhoods in central Omaha with a proudly independent public school system called District 66. That nationally recognized school system is the backbone to some of Omaha’s most attractive, affluent, unique neighborhoods.

Where is wESTSIDE

Where is Westside? Westside residents benefit from a central location with the interstate system shouldering the neighborhoods to the South and West. It is also sandwiched between Midtown and West Omaha but is in no fear of loosing it’s own identity.

Navigating Westside is fairly stress free with limited traffic and easy access to hop on the interstate for extended drives to work or play.

A tax rate higher than the surrounding communities doesn’t appear to affect Westside housing demand. Proximity to two of Omaha’s major hospitals – Methodist/Children’s Hospital and Medical Center and CHI Bergan Mercy  accounts for a considerable number of upscale homes in the surrounding neighborhoods. You’ll also find streets of historic homes (Loveland), Mid Century Modern gems (Rockbrook), and affordable areas (Westgate, Hillside).

Real Estate Market (Housing). A majority of Westside District 66 homes were built in the 50’s & 60’s with floor plans to compliment the mature and spacious landscape that living closer to the city center previously didn’t allow.

For a survey of homes sitting on oversized lots with a premium price tag take a drive through the Armbrusts Oak, Old Loveland, Westchester, or the neighborhoods immediately behind Westside High School.

First time home buyers and those that prefer to keep their budgets in check can also find opportunities in the Westgate and Hillside neighborhoods.

Things To Do In Westside

Westside may be known for it’s schools but locals know some of Omaha’s finest and most exclusive restaurants and retail stores call this area home.

From private golf courses, high end accessories, and authentic dining, Westside is full of surprises.  Check out Brian’s choice of Westside hotspots highlighted in the sections that follow.

Spezia and Pasta Amore compete with Avoli’s, and the secret but strong following of Malaras for Italian food in Midtown and
Downtown.

If an outdoor breeze is your thing you need to head to
Rockbrook Village and choose from one of many patios - Corkscrew, Jaipur, Pasta
Amore, or bring your own bottle of wine and sit in the center or side
pavilion.

La Casa Pizza serves a markedly different Neapolitan-style
pizza with an extremely loyal following that they’ve earned since 1953.

Wheatfields Eatery can hold its own in a rising tide of
Mimosas and eggs benedict providers while they’re bakery stands heads and toes
above the competition.

At Jams you should expect to have a few craft cocktails at
the bar as you wait for a table but you will not be disappointed as they dish
out American fare that is anything but boring.

Warren Buffet may know a lot about stocks but the best steak
in Omaha is not where the Berkshire Hathaway convention sits down to fork some
red meat.  The Drover off 72nd
and Mercy St is hands down the local favorite.
Order the whiskey fillet and I promise your meat-eating goal post will
be moved.

If your four-legged friend needs some space to run, the bark park at
Hefflinger is one of the few and largest dog parks in town.

Be careful of the Saturday
morning traffic jams around the Tranquility soccer complex (120th
and Maple) or Lamp baseball and softball fields (east of 114th
between Pacific and Dodge).

Miracle Hills golf and
tennis facilities offers the public a convenient escape while Champions Run is
a members only country club. The Westwood and Eagle Run Golf Courses are excellent
par 3 courses to teach the kids some golf etiquette.

The Jewish Community Center’s
28 acre campus located on 132nd and Dodge streets offers modern
fitness, aquatics, sports, performing arts, and youth programs, with open
membership policies.

Neighborhood parks such as
Trendwood (132nd and Center), Meadow Lane (114th south of
Dodge), Lee Valley (114th south of Blondo), and Willow Wood (132nd
and Blondo) are scattered throughout the neighborhoods to provide quick
parenting relief.

Omaha struggles to make
space for substantial biking and walking trails but on the eastern boundary of
West Omaha you will find connections to hop on the 18 mile Papio Creek trail,
which joins the Keystone trail and can take you all the way to Bellevue.

In order to cast a line,
catch some waves, or hit a lake side trail you’ll need to step just outside
traditional West Omaha to Standing Bear or Zorinksky Lakes.

Rockbrook Village and one Pacific Place are two other strip malls that compete for favored position as a local hotspot and fine dining.

THE place to be seen and shop for upscale retail and dining is definitely the Regency Shopping Center. Regency Shopping Center is definitately the place to be seen with bling and shop for upscale retail.  Lines for the most popular Santa in town will wrap around the building in December and none other than Warren Buffett holds a financial interest in the well-known Borsheims Jewelry store located inside.
