Weekly Omaha Home listings and Coming Soon Homes Under $300,000 | June 20, 2025

"Deals" are hard to come by in the summer months. There is simply too much activity for sellers to get nervous and let things go for a bargain. So the list below are all homes that represent fair market values.

👋Welcome to all our new readers!

Each week I handpick 3+ of the best new homes to the market around $300,000, along with notable coming soon listings you won’t find on Zillow. These aren’t just any listings — they’re personally selected for condition, location, price, and overall value.

🧠 Buyer Poll of the Week

As the Omaha market continues to shift toward balance, buyers are adjusting their strategies. This week’s poll question:

Which matters most to you right now as a buyer?

✅ A better deal — even if the home needs work

✅ A move-in ready home — even if it costs a little more

✅ The perfect location — no compromises on where

✅ The right timing — when my personal situation lines up

What I’m Seeing in the Market:

  • While this isn't a formal survey, here’s what I’ve observed based on buyer behavior, conversations, and showing activity:
  • Move-in ready homes continue to attract the most attention and strongest offers — especially when they’re priced well and photo-ready.
  • Deal-focused buyers are still active, but inventory under $300K often requires trade-offs in condition, layout, or location.
  • Location-first buyers are more selective and typically anchored by schools, lifestyle needs, or commute times.
  • Timing-focused buyers tend to be watching rates or planning around key life transitions — and may not be ready to act unless the right home aligns with the right timing.

Why This Matters:

Understanding how other buyers approach the market can help you sharpen your strategy — whether you're aiming to compete, negotiate, or time your purchase more effectively.

📊 Omaha Market Snapshot

  • Mortgage rates are trending slightly downward — hovering around 6.76%
  • Inventory growth slowed slightly this week (welcome to May!)
  • Buyer behavior remains selective: many are holding out for the "perfect" home, while great value homes still move fast
